What type of apartments does Hugo.Stay offer?

Our house has 145 microapartments with a private kitchen and bathroom.

Categories and amenities:

14,3m2 – Bed (120×200), cover mattress, TV stand, desk, 2 chairs, closet, kitchenette: small fridge, stove, exhaust fan, bathroom/toilet

17,2m2 – Bed (160×200), cover mattress, TV stand, desk, 2 chairs, closet, kitchenette: small fridge, stove, exhaust fan, bathroom/toilet

21m2, 24,1m2, 27,8m2– Bed (160×200), cover mattress, TV stand, dining table, 4 chairs, closet, kitchenette: small fridge, stove, exhaust fan, bathroom/toilet

Apartments for long-term rent do not have a blanket, pillows, bedsheets, kitchen utensils, plates, cups, glasses, pots or pans.

Booking and prices

How does the booking work?

You can have a look at our house plan and available apartments  and send a request HERE. Keep in mind, that sending a request does not mean that the room is already booked. After sending the request we will get in contact with you to discuss further details.

What are the prices of the apartments and what does the price depend on?

The price range for the apartments is 385€ to 450€. The price depends on the floor and where the apartment is located in the house. Have a look at the house plan to get a better overview of available rooms and pricing. Prices apply to contracts of at least one year. If you wish to stay with us for a shorter period, please contact us.

How can I make payments?

Payments can be made via bank transfer or in cash in Raar Agency office on the 1st floor.

How many people can rent one apartment?

Depending on the size, Hugo.Stay apartments can accommodate up to 2 persons.

Are pets allowed?

Pets are allowed with the written consent of Hugo.Stay. Having a pet requires an additional deposit to ensure the property owner against the costs of repair should the pet cause any damage to the apartment. The tenant takes full responsibility of their pet and ensures their pet does not disturb other residents.

Is there a contract fee?

One-time contract fee is added to long-term rental contracts.

Is there security deposit?

Security deposit ensures the property owner against default by the tenant and for the cost of repair in relation to any damage caused to the apartment. Deposit is paid together with the first month’s rent on the day of signing the contract. Security deposit is refunded to the tenant at the end of the contract in case there is no debt in front of the property owner or damages caused. The deposit amount is agreed on between parties.

How long can I stay in Hugo.Stay?

We offer apartments from a few days to couple of months and longer. You pick the period.

How much do the utilities cost?

Monthly fixed utilities for apartments sized 14-17m2 are 65€ and for apartments sized 21-28m2 79€+ water and electricity applicable by consumption.

Fixed monthly utilities include heating, garbage service, general water and electricity, hallway cleaning, maintenance and laundry washing. The only additional charges applicable by consumption are electricity and water.

Why is my utility bill so big?

Evaluate your water and electricity consumption. The bathroom floor heating has the biggest electricity consumption in the apartment. Regulate the power at which the floor heating is working.

What additional services can I purchase?

We offer rental starter kit’s that help you turn your new apartment into home from day one.

Hugo.Box – Kitchen Starter Kit: 2 cups, 2 glasses, 2 big plates, 2 small plates, 2 bowls, spoons, forks, knives (4 of each), pot, pan, kitchen towel, spatula, ladle, cutting board, wine opener, kettle, French press. Price 9.50€/month

Bedding Starter Kit: pillow, blanket, sheet, duvet cover, pillow case and towels. This kit includes laundry service after every 2 weeks. Price 19.50€/month.

 

Arrival

How does moving in and handing the apartment over work?

All doors in Hugo.Stay have a smart lock system and can be opened with a unique door code which will be sent to you upon moving in. Therefore, moving in is completely contact-free and you can move in any time of the day.

In your new apartment

Which areas are shared and free to use?

All shared areas are free to use for our visitors and tenants.

Common areas are:

Gym – located on the  1st floor

Laundry room – located on the 1st floor, 11 2in1 washer-dryers. You only need to bring detergent.

Bicycle storage – located on the  1st floor,

Rooftop terrace – located on the 7th floor

Are pets allowed?

Is Hugo.Stay secured and safe?

Hugo.Stay has video surveillance and building can be accessed with each resident’s personal door code only. Moving in is contact-free because you can access the building with your code whenever is suitable for you.

Is there WiFi?

Our lobby and all apartments have a free WiFi connection.

Is the tap water in Tartu safe to drink?

Yes, the tap water in Tartu is safe to drink.

Are there any rules regarding night hours?

We encourage everybody to be considerate of other residents. During 22.00-06.00 in the weekdays and 00.00-07.00 during weekends noise nuisance should be kept to a minimum. Continuously disturbing other residents is not tolerated.

Can I recycle?

Our trash collection point behind the building has all necessary bins for sorting trash: bio waste, general waste, packaging, and paper. The closest glass and pant collection points are across the road in Selver.

How can I regulate the heating in my bathroom?

Our bathrooms have electrical heating which you can regulate from the black remote near the floor by the bathroom door. The level at which the heater works affects the electricity bill the most.

How can I change the temperature in the apartment?

You can change the temperature of your apartment on the white control panel next to the bathroom door. The first displayed number shows the current temperature. To increase the temperature, press the arrow to the right and to reduce the temperature to the left. After selecting suitable temperature, the system will save the goal temperature and the panel will again display the current temperature of the flat. It can take up to 24H to reach the desired temperature.

How’s the quality of air in the apartments?

Hugo.Stay has fully automatic ventilation system which ensures constant flow of fresh air into the apartments. It is not possible to control the ventilation in apartments separately.

Can I open the windows?

Windows can be opened only in the ventilation position.

 Is it possible to change apartments after moving in?

If you wish to change apartments please inform the property owners. The move will be enabled upon availability.

Is there a vacuum cleaner in the room?

We have household equipment closets on the II, IV and VI floors on the Põik street side of the building.

Is it allowed to hang pictures and drill holes into the walls?

Written consent from Hugo.Stay is necessary for this.

Where can I smoke?

Smoking inside the building is prohibited. Smoking is allowed on the rooftop terrace and behind the building in spots marked accordingly.

Where can I park?

We have a secure monitored parking lot with 22 spaces. It’s possible to choose from roofed parking space (40€/month) or parking space without a roof (30€/month).

 

Departure

How can I terminate a temporary contract?

The contract shall be terminated once the term has passed or upon agreement between the tenant and property owner. Contract can be terminated by both sides within the notice time stated in the contract.

Do I have to clean before I leave?

Yes, you have to return the apartment in the state you received it. If the room is handed over unclean the cleaning charge of 150€ is applied.

Where is Hugo.Stay reception located?

Hugo.Stay does not have a traditional reception. The building is managed by Raar Agency which has an office on the first floor.
